    Front-yard reset for a listing photo, an open house, or just because the neighbors keep eyeing it — overgrowth out, edges back, gravel raked, gone in a day.

    A focused front-of-house pass — overgrown shrubs cut back to shape, dead palm fronds and oleander suckers removed, decomposed-granite raked back to crisp lines, edges re-defined where the grass has crept into the rock, and the driveway and walkway blown clean. Built for sellers who need the listing photo to land and homeowners who want the street view to stop looking tired.

  • Monthly Yard Maintenance

    A standing visit — desert grass cut, granite raked, hedges shaped, palms tidied — so the yard stays HOA-clean without you thinking about it.

    Once or twice a month I roll up, mow what needs mowing, shape the hedges, edge the gravel-to-walk transitions, pull weeds out of the rock, top off the granite where the wind has thinned it, and blow everything off before I leave. NW Valley HOAs are picky — the yard stays inside their lines.

  • Tree & Palm Trimming

    Mesquites, palo verdes, ficus, and queen palms — shaped, lifted, and skinned without the lion-tailing the chain stores leave behind.

    I trim desert trees the way the trade actually does it — selective thinning and weight reduction on mesquite and palo verde so they survive monsoon wind, structural lifts on ficus and shoestring acacia, and proper skinning on queen and Mexican fan palms with the flower stalks pulled before they seed onto your gravel.

  • Irrigation & Drip Repair

    The dead bougainvillea is usually a clogged emitter. I find the leak, replace the head, reset the controller, and walk every zone with you.

    Drip-line repairs, emitter swaps, valve replacements, controller programming for a Peoria summer, and a full walkthrough of every zone so you can tell me which plant is suffering and we can fix the line that’s feeding it. I work on Hunter, Rain Bird, Toro, and the older Nelson controllers in the Sun City houses.

    Low-water desert plantings keyed to NW Valley sun and your watering schedule. I source from local nurseries (no big-box stock), set them in proper amended pockets, mulch with the matching granite color, and tune the drip emitters to the new plants so they actually take.

  • Cleanup & Haul-Away

    Overgrown rentals, after-monsoon mess, post-tenant front yards — everything cut back, bagged, and hauled. No piles left at the curb.

    Whole-yard reset for properties that have gotten away from you. Weeds, dead growth, palm debris, fallen mesquite limbs, and tenant-left junk all cut, bagged, and hauled in the same visit. The September $199 cleanup-and-haul-away special runs for owners who need the front to look listing-ready before October showings.

  • Decomposed Granite Refresh

    Wind-thinned, sun-faded, or weed-infested DG topped, raked, and bordered so the front reads tidy from the sidewalk.

    I match your existing granite color (Apache Brown, Madison Gold, Table Mesa, Sunburst), top it to a uniform 1.5–2 inches, hand-rake the lines, and re-set any tilted bender-board or steel edging. Pre-emergent goes down underneath if the weeds have been winning.

  • Pre-Listing Yard Prep

    Realtor-driven turnaround — one visit, photo-ready front, before the open-house sign goes up.

    Sellers and agents in Peoria, Sun City, and Surprise have a window between listing prep and photo day. I show up once, hit the front and visible side yards hard — trim, edge, refresh granite, tidy the entry beds, swap dead annuals for blooming lantana — and the listing photos look like a house someone wants. Same-week scheduling when the calendar allows.
